Sorry to hear about your husband but I am afraid you cannot remove your son from title yourself. He will have to transfer his interest back to you. He is now co owner along with you and he can only decide on keeping his ownership or giving it back. Colin

Your son will have to make a deed for transferring title share he holds now back over to you. A person can only transfer his property to someone else but cannot take it back. As after giving up the property he no more has any right over it and cannot decide what happens with that property.
