Well if the refinance is not done then at that time mortgage will have to be paid off out of the sale amount. That might be one reason she thinks it is not required to get the mortgage refinanced in her own name. Some body must have told her that no need to refinance now as it can be paid off from the sale monie.

Correct ceberano.

Just a waiting game now for the house to sell. Once that is done, the mortgage will be paid off and I am freeeee.

in which state are you? and how is the market there? is the sale will quickly, as until the sale completes the mortgage payments should continue and if she stops the payments (defaults), it will also show up on your credit report as you are still on the mortgage.
