i bought my home as a single person. I am now married, and i will need to re-fi in two months. should i quit claim the house to my new spouse, so that he and i can both apply for the refi? i would like him to own the house with me as we will be incurring the debt together

Hi Mikky,

Welcome to the forums.

Yes, you can add your husband to the title by signing on a quitclaim deed. You will then be the co-owners of the property and hence can look forward to applying for a loan together.

Yes Mikky that will be necessary. As to be included on the mortgage lender will require his name to be on title of the home.

Mikky,

If you are going to refinance anyway, the lender can correct the situation of your new spouse not being on title. It shouldn't be a requirement for you to have to add your spouse PRIOR to the refinance. This is common place.

If you live in a community property state, your spouse is ALREADY on title de facto just as a matter of state law. Talk to the loan officer about it when you apply for a refinance loan and they will confirm it for you.
