I own one rental house and one house my wife and I live in. They are both paid for. I live in CA. I have been married 11 years and would like to add my wife's name on both properties. I am very confused to which form is used. I don't want to pay any additional taxes and I want her to receive both properties with no probate or having to pay or file anything if I die. Please be specific on what the form is called. Is it Joint tenant with right to survivor-ship? or a Inter-spousal transfer grant deed? or none of those. I am very confused.We are going to try to do it ourselves,but need to know the form you fill out so there is no reassessment on the properties and no taxes. Thank you.

Welcome wbaggs,

You can use a warranty deed with joint tenancy with rights to survivorship and add your wife to the deed. After your death, your the property will be directly transferred to your wife.
