I have 805 fico score and can put 20% or more down payment. What bank has the best rates and closing costs? thanks all.

I believe that you'll find so many different banks are in existence that it's impossible to come up with a definitive answer to that question.

Contact someone you can rely on, trust and who will provide excellent service and you won't go wrong. If you pay a penny more for better service, it's always worth it.

Bankrate is a lead generation source they sell your info to multiple people
I would avoid all heavy marketed internet sites since this is what most do - you could get multiple pulls on your credit and your phone will not stop ringing

Bankrate is okay to get a start point for yourself as to what interest rates may be on a given date and time.

Then I would call some local lenders and get their costs and rates.
The costs are probably good for any day.
The rates are good for maybe hours.
Narrow down who you want to work with.
If more than one lender, you already have the costs, check their rates same hour and decide.
