I know that your time is valuable, so I'll get right to the point.

I need your advice!

I'm putting the finishing touches on a new course called "How To Buy A Forclosure Home", and want to make sure that I don't leave anything out.

So, will you let me know your biggest question about Foreclosure Homes? It could be anything... even if you think it's silly.

Will I be liable for paying the mortgage that is already on the foreclosed home?

1. Am I fully protected by title insurance? Seen foreclosure sales reversed by failure to serve at the known address (i.e., not mortgaged property). The robo-signing furor has died down but once a concern.
2. Have HOA and condo fees been paid? Varies with state law as to whether these are cleared by foreclosure action.
3. What is real estate tax situation? Sometimes the court collect but “future” (accrued but not yet due and payable) don’t make it to auditor’s records.
4. Whole issue of access for inspections if you intent to buy at the foreclosure sale very purchasing from the successful bidder at the sale.
5. Are you comfortable with lack of seller disclosure?
6. If you intend to buy at the foreclosure sale, have you calculated your costs correctly? No seller splits on closing costs.
