Why co-ops are allowed in specific states?

Its been noticed that Co-Operatives are always allowed by any Lender in NY / NJ / IL / DC (sometimes.)

Is there any specific reason behind this, any official documents which the Lender follows ...

Can anyone please spread light on this topic.

Hello.

This is because of the state specific laws. The state law defers from one state to another.
