Can quit claim remove my name from the property if my ex-wife's house is about to foreclose? We were divorced in 2004 and she refinanced the house in 2007, but somehow my name was put on the loan. I spoke to the bank and my name is not showing on their records or associating with the loan.
Is it too late to use quit claim? Should I have a lawyer file the forms or do it myself?

Welcome to forums!

You can sign a quitclaim deed in your ex-wife's favor and remove your name from the property deed. However, this will not remove your name from the mortgage and your credit report will mention the foreclosure of the property. Moreover, it will also reduce your credit scores.

It is not too late to file for the quitclaim deed.As far as filing a quitclaim deed is concerned you can either contact a lawyer or you can draft it with the help of online websites either free or paid.
But you must check it out again with the bank whether you are still on the mortgage or not?

In which state the property is located? So that we could help you find a quitclaim deed for form the particular state.

thanks to all for replying.
I called the bank and found out that my name was never add to the mortgage. Only mistake of having my name on the loan documents. When I did my credit check, the loan never came up on the report.
Now, because we never did the quitclaim after the divorce, my name is still on the deed of trust. I was told that all I need to do is file quitclaim in WA.
Also, I was told that I need to leave the constant to blank because my name was not on the loan... is that true?
