Mortgage contracts include disclosures to the borrower describing the terms of the loan, their rights during the loan process and after the funding of the loan, instruction on loan payments, full description of real estate title, and any attachments pertaining to adjustable mortgages and community property.

They also describe the borrower's ability to repay the loan with both income, employment, residency, and debt-stance by way of their credit report.

Additonal disclosures describe privacy rights and US Patriot Act compliance.
