Mcusack,

You can use a quit claim deed to add your spouse's name to the title of the house.

To get a mortgage it is not necessary to have your spouse on the title. You can qualify on your own if you want. But if you want to have your spouse as co-borrower then it will be necessary to have her name on the title.

Yes a quit claim deed would be the easiest way to add spouse to title. You can read more about quit claim deeds from this following page: http://www.mortgagefit.com/quitclaim-deed.html

If your income and credit profile is good and you are able to qualify for mortgage on your own then you may not include her on the title. But if you would require her income and credit score to qualify for a mortgage then her name is to be added to the title. The mortgage company will require all persons taking the loan to have ownership rights over the house.

If there is a mortgage and you want to add your spouse to the title then the loan will have to be refinanced.

The main reason is that there will be a change in title ownership from what it was recorded in mortgage documents. Before using a quit claim deed to add the name on the title contact your lender and tell him about it.

Chances are that he will ask for the mortgage to be refinanced at the time spouse is to be added to the title.

Do I have to refinance to add my spouse to my existing mortage? Is there an eazy way that this person can be added? Thanks

Hi John,

Welcome to the forum.

Are you willing to add your spouse on the deed only or also on the mortgage. If you want to add him on the deed only then refinance may not be needed but if you want to your spouse on the mortgage then refinance is needed.

Another way is novation but lender does not always agree for that. So first talk to the lender and see if he allows you for that.
