too many houses ?

I recently got married. I own a home as does my new wife. We moved into to her home and put mine on the market. It hasnt sold for the 6 months on the market . I have a good friend who wants to rent it for 9 months.
My new wife and I want to purchase a larger home in the next 12-18 months . What is the best way to do this? buy with a contingency? wait to sell at least one of the houses? should I still consider renting the other house or should I wait it out and sell? Please give me your suggestions and some of my options

Hi Svdone,

As the house is for sale for 6 months now without any luck and your friend is willing to take it on rent for the next 9 months, IMO you should allow him.

You will be purchasing the new house after more than one year from now and renting this house will help build up your savings for the bigger house you are planning to get.

I would say as there is quite a bit of time before you purchase your new house rent it out to your friend for 9 months as he wants and then try to sell it. Even after the rent period will be over you will have enough time to get it sold and it can happen that by that time market conditions improve.

Too many houses mean too many mortgage payments, headaches, etc. I would like to see your home that you have been trying to sell for 6 months. I think I can help, but I need more details about that property as well as the other home.Smile

Hi Svdone,

Welcome to Mortgagefit forum.

Is there mortgage on any one of the 2 houses? If a mortgage exists then it will have an affect on your new purchase. But if the houses are free and clear then there should not be any problem with your purchase plans.

You have one and a half years before you purchase the new house. How is your credit? If there are any bad marks then use this time period to get them removed.

Right now the house you own is on the market for the last 6 months without any result so you could be better off renting it out to your friend for 9 months as he requires and earn some money out of it. After the rent term is over try to find a buyer. Even after the rent period gets over there are few months before you make your new purchase.

Are both the houses in the same location? How is the market where your wife's house is? Are you trying to get this one sold?

Hi,

I don't think it is a good idea to rent out a house that you're planning to sell anyway. Particularly because you have already spent 6 months trying to sell it. Renting it might add to the wear and tear of the property, which you must keep in mind.

If I were you, I would just step up my efforts to sell it off. May be contact diane [Smile].
