my father died in march of 2008 and did not leave a will, he has two properties that he owned and i am trying to intestate his estate, i found the tax and personal property tax information but don't know how to find out the title deeds.or the assessment value on the properties, a person who worked with him says he bought the property from my father before he died, how can i find out if this is true? i live in florida and the property is in indiana, i have two sisters there who say they just want to keep everything themselves and do not want to probate the property, other than moving to indiana to become and administrator of the estate how can i find out what is legally going on? i have the parcel numbers of both properties. any info you can give me would be greatly appreciated

It may be difficult being out of state, but if you plan on making a visit, maybe check out the county courthouse to see if deeds were recorded prior to your fathers death. It may even be possible that the county has an online service for deed records. I know here in Georgia, we have an online deed database for the entire state.

For a small fee, you could probably get a local appraiser or title examiner to do the research for you.

Welcome bradybgood.

As your father has died without leaving a will, his property will be distributed according to the Intestate Succession Law in your state. By the way you can know whether you father has sold the property or not by a title search. So you can request the title company for a title search to check out who is on the title of the property now.
