What's important to have in a listing agreement, is the Realtor obligated to act in my best interests, is there a method to look over a realtor's record, what sales they've had close to the home being listed?

Hello.

If you have Exclusive Agency Listing then the listing broket will work for you and earn commissuon. Typically the agent will try to keep the listing for 90 days.

Realtor ARE obligated to act in your best interests but I have seen many act in their best interest. As in everything, when money is involved some will forget their morals and do anything to get the almighty dollar.
