I want to refinance my mobile home loan along with other debts. I need a loan that does not require a permanent foundation. I own the property the home is situated on.

as you own the property on which the home is situated your chances of getting a loan are higher despite the fact that it is not on permanent foundation. it would have been difficult if the mobile home was in a mobile park.

Unfortunately, for you to receive a loan for your mobile home, the mobile home has to be fixed to the property. Example: Manufactured home or Modular home.

Not many lenders offer refinance loans on mobile homes with no permanent foundation. You need to find out such lenders who deal with this type of property.

what if your home has about 80% founcation its realy property
its taxed as a home you can move it at all but cause it dont have all foudation its been very hard to get a loan and i ready to forclose cause no one wants to help me my home is very nice on the inside it is put as a 1996 home standers at the county they tell me it should just be brang in as a home loan but know one will do that even thow at the county its consederd a home its still needs siding but other then that its just like a home new wiring sheet rock jet tub thick inculation 4x4 walls so if anyone out there knows of a lender or any help please call or email me i want to keep it but no one will budge on a loan so its mad me just want to let the bank have it i have never had a problem with a loan and to others out there with out foundations if your credit is good and no bankruptcy try citi finacial thats where my loan is now they dont care about foundation realy they wont help me any more cause thay just barley got stricked about bankruptcy so if you cont have that you should be ok thank you

If you do not fulfill the required criteria regarding foundation, it would be difficult for you to get a loan or refinance the property.

You can contact the local mobile home loan lenders and apply for a mortgage. If you meet the required criteria of the lender, you will be able to get a mortgage refinance.
