I tried "hard money lenders" a while back. I am a broker if you didn't notice from my other posts. So basically I sent my clients to these companies and watched as they where ^%$# and #@@$%%. Seriously I don't know of any I would tell you about for your own good. I don't know how it would put you in a better situation.

You are absolutely correct, sir. The most recent history and the total balances to limits makes up 70% of your score. Here is the good news. The 7 years does matter and you can come back. Your idea of a part time job is the best way. If you can keep all your payments on time and you can start to pay down the balances on the CC's then your score will go up. Start with the high interest cards first then work your way down.

The important thing to remember is this... Noone has a fast way to fix it all.

There is no magic bullet. The only way to come back is to work hard at it. Don't take all this the wrong way, I've been there. Getting the new loan will only improve your score if you pay it down. If you trade debt for debt that is not what helps. It is the on time payments that matter the most. I know it would make it seem more manageable but you have to get there first.

I can't stress enough how important the ontime payments are. If you could pay everything for a year I bet you could qualify to refinance everything and get yourself in a great position. It will just take some time.
