Can a friend place 20% down on a new construction house- not a gift- and be placed on the deed/title as an owner? The remaining 80% would be a conventional loan solely in my name? Thanks

Don't see why not.

Any owner can provide down payment money.
All owners do not have to be on the mortgage.
