can i prepare a legal deed transferring my property to my adult child and not record it, but just attach it to my will. Then upon my death, my child just has to record the deed?

Welcome dd,

Unless the property deed is recorded, the deed won't be considered as valid. Moreover, after your death, it will be difficult for your adult child to record this deed. It is better if you and your adult child record the deed now.
