Whats the use of Title Survey. I am not greatly aware of title survey, I believe its done to exactly determine the footage and other details of the property. Please explain

A survey lays out the exact longitude and lattitude of the property and verifies that there aren't any encroachments by adjoining properties.....in some states like TX they are required......in other states they are not.

Title survey is a means by which a lender or a lending institute can get detailed information about a real estate property.
