how can i find out if the person i am purchasing a home from is the valid name on the deed of trust?

These are public records and should be able to find out from the county office.. or via online - most states have tax records online you can view.

Do a search for Tax Assessor office for the county in which the home is in. Should not be difficult to find out the legal owner.q

I agree with bearboysj. You should contact the county recorder's office and get the information from there. All the details about any real estate property are recorded at the county recorder's office. So it won't be tough for you to get the details about the owner.
