You will be able to take those items which you've bought on your own. However, before taking out any of the items from your own, you should contact the lender and take his permission. In your case, you are walking away and are not entitled to anything that came with the house or has been permanently attached to the home, stove, mirco, sink, ect...Basically when you purchased the home, the lender "financed" all the fixtures and appliances that you may have replaced. "Fixtures" are part of the real estate and can't be taken. A fixture is anything that is physically attached to the house such as light fixtures and plumbing fixtures.
