My house is curretnly under my Aunts name. My aunt wants to release herself off title and transfer it me. What is the process?

I know i would have to refi. My mortgage broker is saying that i would have to refi now to add my name to title then refi again in 6 months to add my name to loan and take my aunts name off.

Is this the case?
House is in LA county.
Not sure if this is the right way to go about it, im wondering if the mortgage broker wants me to refi twice for the sake of making a commission two times. But hes also saying that he will refi for us the second time after the 6 months have passed without charging us any closing costs.

Hi haroutgarabedian!

Welcome to forums!

You won't have to refinance twice. You will have to ask your aunt to sign a quitclaim deed and transfer the property over to you. After that you need to wait for around 6-8 months and then refinance the mortgage in order to transfer it in your name and remove your aunt from it.
