I own a home, and due to financial set back of being laid off, got a job but with a reduced income. I have about $35,000 in equity but because of my credit can't get a loan. Can anyone help me?

Do you check for modification home loan?
Talk with your current lender.

Hi, Well how does your credit look? Your saying its bad but what is making it bad? Late payments? Collections? High debt?

honestly, cyndi, we don't have enough information from you to give you a proper answer. if you know what your credit score is, that'll be helpful. are you seeking a new mortgage (refinance), or are you seeking a personal loan or a home equity loan? knowing this will help us to direct you. also, without knowing the overall debt load you carry, we don't know if you'll qualify based on what you noted is reduced income.

I went through a divorce, and my bad credit is from late payments on credit cards. I also got laid off in August, and have a job making less than I was before. I want to tap into the equity I have in my house, but can't because I have less than a 600 credit score. Any suggestions?

thanks, cyndi. there are lenders out there (i don't know who) who claim to be able to assist folk with a score below 600. check with a broker or brokers in your area to see what might be available. you can also do a google search, or check with local lenders to see if there are alternatives. hopefully, your reduced income will still be sufficient to do what you need.
