My mom recently passed away. I was trying to transfer the deed into my name when they realized that my fathers name had not been removed after a divorce decree. I would like to know what steps I can take to remove my fathers name and put mine on there as the soul owner.

2007, nobody ever had any advice for you, I see. I hope you don't think it's too late.

I believe that the first thing you need to do is to contact your father and ask him how he feels about transferring his ownership interest to you. That's the most logical step you can take inasmuch as he's the sole owner of the home at this juncture.

What transpired when your Mom passed? Did she name you as a beneficiary of the property on her will? If she did, then you'd end up as a joint owner with your father.

I recommend sitting down with him at your earliest opportunity to see if you can swing a deal.
