Does any body out there know of any lenders that still will do 100%CLTV financing utilizing a seller held second (example 75 %lender first, 25% seller held second?

Welcome Lee.

Only a lender participating in the community can give you the right answer as they are into the business. But yes I've heard that most lenders aren't doing 100% CLTV. I think you need to talk to some of the community professionals and then find it out. You may even pm them or wait for a day or 2 and check out what the others have to say here.

Have you considered FHA combined with Down Payment assistance. I have used this multiple times over the past few months and basically am able to get buyers in with as little as $350 out of their pocket. You need a flexible seller though, and if they are willing to hold a 25% second, I think you have your flexible seller! (:

For those of you that aren't familiar with this program, it is the last bastion of the 100% programs for now...
