I have a current homeowner who wants to purchase her 2nd home. fica is 720. Are there any company that does not use ratios as a factor for approval?

favors, by "second home" do you mean this will be a vacation home, or is it that she wishes to purchase a different home from the one she originally purchased, in which she'll live?

also, where is your client located? there are limited opportunities to assist folk in that sort of situation, but they may exist depending on location. it would be very helpful (for that scenario) if she's self employed.

Purchase a different home. Her current will be rented out. Location is Atlanta,GA. She is not self employed.
