my son father is the co-borrow on my mortgage loan and we both want his name taking off is there any solition or advice out there for me.

Welcome to forums!

You can refinance the mortgage in your name in order to remove the co-borrower from the mortgage. Once you refinance your mortgage, you will become solely responsible for the mortgage payments.

I agree with smithsussane, refinancing is the easiest way to get it done. Take also this opportunity to get better loan offers like getting lower interest rate. If you have more questions feel free to consult on a mortgage broker to help you out with your refinancing.
