80% LTV Purchase transaction, 778 credit scores, 4 story, 4 unit complex. $200,000 in assets/reserves. One unit sold in Aug '09 and my borrower wishes to purchase 1 unit. The other two units are vacant

I would suggest your brother to speak to the local lenders and check out what they have to say in this regard. Speaking to some of the lenders would give him an idea whether or not he would qualify for a loan. Also, he would come to know the market rates and terms for getting a loan. He can also seek a no obligation free mortgage consultation from the lenders of this community. This will also give him an idea whether or not he would qualify for a loan.
