Hi dvitale,

The closing agents courier fees are included in the APR on the TIL. Apart from this, some other fees are also included. These are closing fees, sub-escrow (if any), escrow, sub-title, settlement, attorney as well as "tie-in". If you find that the fees have increased after the loan documents are drawn, then they will have to be re-drawn with correct amounts.

as jameshogg stated courier fees will have to be disclosed on the TIL and on the Final Hud-1 ... if there are any discrepancies in the fees the escrow agent (closing agent) will have to send that back to the underwriter and new disclosures will have to be made. You want to avoid having to re-draw docs because some lenders will actually charge you re-draw fees and it will hold up your closing if docs have to be re-drawn. Also make sure that a courier was actually used ... some escrow agencies include some "junk" fees to increase their bottom line.

Hi,

These and most other fees paid at closing are negotiable. Thus, whether you're a buyer or a seller, you need to negotiate. If you're the buyer, negotiate with the seller. If the seller is willing to pay the courier fees, it's well and good for you. Otherwise, you'll have to pay these fees.

Hi Sam,

Courier fee is the fee that the title company charges for shipping the documents back to the lender after closing. The lender may also have to send documents to various parties using courier services and they charge the borrower a fee which is known as courier fee.

The buyer paid ALL CASH, why the Escrow Co. still charage Courier Fees ?
There is no Lender, right ??

Hi,

If the buyer paid all cash there is no lender involved in the transaction. But in case the escrow company sent the buyer or the seller documents, etc. using the courier services, they will charge a certain amount of fees for that. But if no documents were shipped to any of the parties involved in the transaction through the courier services, no courier fees should be charged.
