As far as I know, it is the buyer who will decide as to how much earnest deposit he or she will pay. However, the buyer will definitely consult with his or her agent in this regard. The amount of the deposit varies from purchase to purchase. If the buyer is extremely interested in buying the property, then he will offer a larger sum. Feel free to ask if you've further queries.
