5 years ago my mother purchased a home and put my name on the deed, she sold that house 2 years ago.

my name was never on the mortgage, just the deed

my husband and i are now trying to buy our first home and i will be the co-signer, i need to know if i am eligible for an fha
my husband has never owned any property
will we be able to get an fha loan or apply the 8000 tax credit?
any info is much apprecited as i cannot seem to get a concrete answer from anyone. thank you

FHA is a goverment-backed loan program. It is not solely for First Time Home Buyers, nor does it have anything to do with the Tax Credit. You may apply for an FHA loan, but the tax credit may be an issue if you have owned a home within the last 3 years. I hope this helps...

Yes, you can get benefits of first time home buyer & loan is not limited for first time home buyer.

If your name on house deed & its now sold. now you married as you say you be the co-signer for the loan & your husband will be the loan taker & your husband never had any property that means he is the first time home buyer , I will be profitable for you & your Husband.

Congrats you will be eligible for the FHA loan for apply 8000 Tax Credit. Very Happy

- You will qualify for FHA loan, you will need 620 minimun credit score and 3.5% down payment.

my husband has never owned any property
will we be able to get an fha loan or apply the 8000 tax credit?

- You both will not be eligilabe for the $8000 tax credit since minimum requirment to qulify for the credit is, "You shoudl have owned a house in the last three years'

Hi everyone, I have a quick question in regards to the FHA loan. I owned 3 houses in the last year or so and they all went into foreclosure last year. I was the only one on the mortgage and my husband was not. We are trying to buy a house in my husbands name ONLY using FHA, is this possible??? Please help

Yes you will be able buy the house only in your husbands name, since the foreclosure would nto have affect his credit report and score

He need to show enough income to support the loan

beware of incorrect answers.

geni got it right in saying that you can certainly be eligible to obtain an fha loan. however, geni also said you are not eligible for the first time homebuyer tax credit of $8000 - this is true. if you've ever owned a home, you need to have not owned a home in the past 3 years in order to be considered a first time homebuyer again.

Find out exactly when your mother sold that home and see if you will fall within the first time home buyer period before december 1st.....its worth looking into it. and you definitely will not have an issue going for an fha loan.....qualifying is another issue itself that you have not provided enough info to determine. good luck

i'm not quite certain what you mean neena - can you clarify, please?

is it, perhaps, that a mortgage appears on your credit report?

Having your name on the credit report does nto qualify you for anything.

You need to have a good credit score and report and need to show some income to qalify for a loan. Also you will need soem donw payment to buy a house
