My husband is the co signer on my mothers mortgage as well as her truck note (long story), we want to buy our own home. Are we going to have trouble getting a motgage with him being on hers? Can you advise us in any way ? She can not refinance on her own to remove him from her mortgage due to loss of income on her part.

as long as you and he have sufficient income to cover the new mortgage along with the two notes on which he is obligated (plus whatever the two of you also have), and that corresponds with adequate credit scores and minimal other debt, then you ought to be able to get what you're looking for.

the simple fact that he's obligated on those debts isn't going to disqualify you from purchasing.
