I make 1258.00 a mo and husband makes 1204.88 a mo what can loan wise

My husband has two accounts that can be paid this year and two within 9 mo. I have one that be taken car of this mo and one in 9 mo if paid as agreed. our car note is the one that is most overdue but payment are being made. We are in a family own APT that is falling apart and we are sick of paying for improvements on a place that is barely holding up what can we get loan wise if we have land to but a mobile home and with our credit slowing improving

Ignoring all factors and just looking at the income you can probably qualify for a ball park of about 130,000. Although I don't know your credit scores, it does sound that you may have some trouble qualifying due to your history of being late. You will probably have to show cancelled checks that establishes a consitent payment history on the rent and work with a broker or lender to see what you can qualify for. Your best bet is to contact someone in your area who specializes in FHA mortgage or VA (if you or your husband is a veteran) and go over your options.
