Hi,

We owe 74% of the current home value and would like to purchase an investment property (very safe, already rented out for above mortagage), have execellent credit scores.

We would like to borrow 85-90% LTV of our house. Any suggestions?

What is your interest rate now? You can potentially refinance your home and cash out the money you need.

Eric , I think refinace is not advisible in present market situation

sunil on what do you base your opinion? a couple of minutes ago, i answered a query you made about refinancing. why, if you have questions about refinancing, do you then have answers for the same topic?
also, please elaborate on the above answer - what is it about the "present market situation" that makes you think refinancing is not advisable?

please make sense with your answer.

I would prefer not to refinance since we are at 5.25 now for a 15 year

An interest rate of 5.25 for a period of 15 years is quite good. I agree with you that you should not refinance the loan right now.
