I recommend buying a stick built home. Your interest rate will be much lower and you will have a house that does not have wheels. If you buy the house it will also be difficult to sell it. I speak from experience.

You will have to ask your ex to refinance the loan in his/her name. This will help you in getting a loan in your name for the mobile home. You have mentioned that you have a good credit score and income. Thus, I don't think you'll face problems in getting a loan once your ex refinances the loan in his/her name Sussane
