I have a 8 acre parcel zoned (single fam) w/ homes on both
sides and across the street,on 4 acre parcels. I bought it
for $ 120,000. cash, in Feb 2006 I have paid the water meter,there is power pole on the property and nat. gas needs aseptic tank. It's a nice level lot. I would like to barrow $45,000 against it as I would like to sub divide
it in to two 4 acre parcels w/ improvements, or sell it outright.
It is located at 5105 Mohawk Ln, Stagecoach,Nv. near Carson City

You would probably be best with a local community bank or research hard money lenders, or private lenders. Land loans are very tough to fund in this economy.

Thanks for your idea's Chris. We went thru a short sale but, the rest of my credit is excellent,was ,790 now 710.

Hi ji,

After a short sale, you need to wait for 2-3 years in order to qualify for a mortgage. If 2-3 years have passed since the short sale, then you can apply for a land loan with your local lenders and check out if they will be able to assist you with that.
