Hello:
I am looking for a recommendation for a mortgage broker/lender who can provide great service and mortgage.

My loan is straight forward. Credit score is 738. I have already been pre-approved.

I am purchasing a new construction which is currently being build in Fort Wayne, IN. Close date is forecasted to be Oct 30 2009.

I am looking for a fixed mortgage rate either 15yr.,or 30 yr Conv. or FHA. FHA would be preferable due to its future assumeability but will be looking at the overall best loan.

I can put down 20%, but will evaluate based upon the best loan available. House purchase price is 203K in Fort Wayne IN. 1st time home buyer.

I got a new job in Feb., and company will pay customary closing cost (2% orig fee, but no discount points, and customary closing fees) as part of the relocation.

I am looking for leads on a mortgage broker who can provide best interest rate and service, and who will close on time.

Hi home,

You have got a very good credit score. You can apply for both conventional and FHA loans. Though being pre-approved does not guarantee you will qualify for a loan, it surely is good to be pre-approved before purchasing a house. Your 20% down payment is also quite good and what this means is, you do not have to pay any mortgage insurance premium.

You can contact some of your local lenders and check out what they can offer you. You can also go for a no obligation free mortgage quote with the lenders in this community. They will assess your financial situation, your credit scores and other required factors. If you qualify for a loan, they will offer you free mortgage quotes. This will help you get a few options, from which you can choose the best offer for a mortgage. They should also be able to suggest you on the right type of mortgage that will serve your purpose.
