I purchased my first and only home in 2005. I got married in 2008 and never refi-ed and my husbands name is not on the mortgage or deed. He has never purchased a home before. If he applies for a new loan and I co-sign will he qualify for the tax credit?

If you co-sign for a loan, the lender would want you to be one of the owners of the property. If you are one of the owners of the property along with your husband, he may not qualify for the tax credit. This is because you already own a property in your name. It is better to let him buy the house in his name and be the sole borrower of the home loan.
