If your fiance has a good credit score, then you would be able to add her to the mortgage by refinancing the loan. While you refinance the loan along with your fiance, you will be able to remove your sister from the property deed. In order to remove your sister from the property deed, you'll have to ask her to sign a quit claim deed in your name.
