i have been asked to assist as a lender in a table fund what are the risks i will be exposed to?

In the process of table funding, it is the broker who executes the loan documents in favor of the lender or closes the loan in his own name. It is the broker who is performing real services and interacting with the consumers. As the broker is providing these services, he would require compensation. It is the broker and not the lender who is in negotiation with the borrower and thus he will price his own services.
