Quitclaim deed or warranty deed in Maryland?

My ex-wife and I are both on the title of the home we lived in and bought together. We divorced in 2008. I am the sole mortgage holder, and rent the property out. In order to have the title in my name only, to which she agrees, should I file a quitclaim deed or warranty deed? I am in the state of Maryland.

Welcome to forums!

You will have to ask your wife to sign a quit claim deed in your favor. This will help you in transferring the property title in your name. Once the title transfer is complete, you'll have to record the deed at the county recorder's office and make the deed valid.
