how much does it cost to add someone to title in Maryland? We are not married and r refinacing...My boyfriend recently got divoriced. He and his ex wife are on both mtgs and title. He is getting the house and we ate getting her off title oringinally through an assumption but now more recenh a refinance. I am a loan officer and my title agency said it would cost 2.5% of the borrowed amount to add me to title. The loan is for 560k so the fees to JUST ADD ME would be roughly $7,000 well $6,800 and change. He said he would do it for free since I am an employee. Is this true, that it would really cost almost $7,000 just to add me???

that seems pretty exorbitant, doesn't it, meredith? yet they'll do it for you for free because you're an employee? wow...imagine the profit margin.

your query is so state-specific that most of the responses you get will likely not be helpful. it might be worth asking the question of a different title company, just for the heck of it.

Welcome to forums!

You can add your life partner's name to the property deed with the help of a quitclaim deed. You need to contact an attorney and get a quitclaim deed form for Maryland drafted by him. Once the deed is signed, you need to notarize and record it at the county recorder's office where the property is located.

My husband and I are buying a house in baltimore city. Only my name is on the loan. After settlement how do I add his name to the deed and how much does it cost?

Hi sylviavoneal,

You can add your husband's name to the property deed with the help of a quit claim deed. You can contact an attorney in order to get the deed drafted. The cost of drafting the deed will vary from one attorney to another.

please keep in mind that if someone is added as an owner of real estate, subsequent to the loan, the lender can very easily call the loan note due in full, based on the "due on sale" clause in your mortgage. transferring all or part of your title is tantamount to a sale of the house.

My husband and I are trustors and trustees of the a family trust. The deed title is in the family trust. If he agrees, I like to transfer the hoouse from a trust to me. Does he need to quit claimed the deed? Confused

A quit claim deed can be used to transfer property from a trust to an individual. You need to contact your attorney and he will guide you further in this matter.
