In MA can I do a QUICK CLAIM AND put it "TRUST"?

I own a house with my mom in MA. I do not live with her and can not help her finacially anymore (I have health issues)! She is elderly and has very little income. If I do a quick claim Question Question deed and just put it in her name and put it in "trust" with my name. I thought this might be a good solution so she can get a reverse mortgage. Do you see any problems?
