I gifted my "mother 40k to buy her a home that had the layout that suited her handicap. We purchased the home under her name for the first time buyer credit. If anything was to happen to her I want my name on the deed. Is it as simple as doing a quick claim deed, signed, witnessed, stamped by a notary and filed at our counties register of deeds office? "Michigan home"

Hi dlike,

You can add your name to the property by asking your mother to sign a quit claim deed in your favor. Once she does so and notarizes and records the deed at the county recorder's office, you would become one of the owners of the property. However, in that case, I doubt whether or not your mother will be able to claim the first time homebuyer's tax credit.
