i live in michigan in a home that is not in my name for fifteen years. i have paid all property tax. i cannot find the man whose name is on the title, he may be deceased, im not sure. how can i get this house in my name? does a quit claim deed have to be notarized in michigan to be valid?

Hi Christina,

A quitclaim deed must be notarized in order to be considered as valid. A quitclaim deed could have transferrred the title to you. But this is not possible as the actual ower cannot be traced. In this scenario, you can file a quiet title to 'quiet' any title claim to the property. You can also get a title insurance to protect you from any title-defects in future.
