I am interested in buying a property from a real estate company that was foreclosed on. The seller wants to process the claim as a quit claim deed since the property has such low selling price(2400.00). It is in a very neglected neighborhood. The seller says this will save me closing costs and allow him to generate a small profit. I need to know if this is legal and how do I find out for sure that the person signing off on the quit claim deed is the only signature I need.

Hi Ms Benita,

You can contact a title search company and take their help to know whether there are other owners of the property or not. If there are other owners of the property, then they will also have to sign the quitclaim deed. A title search will also help you in knowing whether there is a lien on the property or not.
