my mother died in 1992 detroit, mi. Her home which my sister has lived in all her life is also in detroit, mi. the house has very little value. My sister would like the house in her name, she has mental health issues . Can myself and 2 sisters have a quit claim deed stating she can't sell without a signature from one of us. I know someone will try to get the home from her and with herproblems she easy target. She will benefit from the state if the house is hers. thank you

i suppose you could structure such a transfer with a life-use clause for you and your sisters (or any combination of you).

what you need to do is to be in contact with a real estate attorney who can help you navigate these waters. this is too critical to you to run with a layman's advice. my advice is strictly my opinion, and has no basis in law other than from observation. don't let that be your only guide. contact a lawyer.
