I recently donated a property in Michigan to a charity and signed a Quit Claim Deed. Do I need a warranty deed in addition?

Hi theresa,

If the property was free and clear, then you could have used the warranty deed while donating the property. However, now that you have already donated the property by signing a quitclaim deed, I don't think you need to sign the warranty deed once again. Nevertheless, you can have a word with your real estate attorney in this regard and take his opinion in this matter.

Hello theresa,

In addition in jameshogg,.. If you were the grantee on a quitclaim deed you cannot change the nature of your deed. The grantor has the benefit of choosing what warranties they will provide at the time of the sale.
