Post     Post subject: 20 somethings and loans?

I have heard that anyone under 30 should almost accept defeat by default when trying to get a loan for any type of house.

Having moderately good - good credit and very few liabilities (paid off car loan, good rental history, etc,.) how difficult would getting a loan for a manufactured home be? This would be our very first property.

Hi!

Welcome to forums!

To Andrew,

Along with your credit, the lender will also check out your income before giving you a loan. If your financial situation is stable and if you've the required debt to income ratio, then it will be quite easier for you to get a loan for a manufactured home.

To debbiek,

You'll have to contact the local mobile home loan lenders and apply for a mortgage. If you satisfy the required criteria of the lender, then you would be able to get a loan.

Post     Post subject: Helping Client w/financing

I am a REALTOR trying to help a client purchase a MH. She has been approved with a leander, however, they will not finance the MH & land for less than $50,000. The MH & land is listed for $42,900, however, I think that it can be negotiated to around $35,000. Would you company loan for less than $50,000?

To jersey,

You will have to contact the local mobile home loan lenders in order to get a mortgage for your manufactured home. With a credit score of 780, it won't be a problem for you to get a mortgage. The interest rates keep on changing on a day to day basis. When you contact a lender and get pre-approved for a loan, he'll let you know what type of rates and terms you would receive. You can even speak to the lenders of this community and seek a no obligation free mortgage consultation. This will help you know what type of rates and terms you would receive.

To doug,

As the home will be on a permanent foundation, you'll be able to qualify for a conventional mobile home loan. I would suggest you to speak to the local lenders who offer mobile home loans.

You can check out if your lender allows your daughter to cosign the loan and considers her income while giving you the mortgage. If the lender allows your daughter to cosign the loan, then you would be able to refinance your mortgage.
