Lost title on mobile home

A friend purchase a mobile home and lost the title on this home. How can the title be replaced when she does not know the name of the person on the title. The mobile home should have a number on a plate but also unable to locate that. What can be done? Can anyone help.

Can you elaborate on the situation? Have you lost the title to your mobile home? Is your mobile home set on a permanent foundation and treated as a real estate property? Then you need to contact your local land record's office. If it does not have a permanent foundation, you will have to contact the Department of Motor Vehicles.

dale, if you don't know, we don't either. if you have a loan that is secured by the home, then your lender will have the title. if you have paid off your loan and haven't received the title back, then your lender probably still has it and you need to fuss at them to get it back. as savior noted, you can certainly contact the motor vehicle department to get an inkling of its whereabouts, also.

I have a similar situation. I live on a large piece of property that is owned by one man. He bought the land with some mobile homes ON the land. I don't know if there was individual signed papers that went with these mobiles homes when the land was sold to him, but these homes have been out here long before the owner bought the land. Anyway, The owner (my boss) is giving me one of them and I want to make it official. Where is the serial/VIN number so I can run it by whatever legal department to get a paper for my boss to sign over?

There is no lien on it. It's a 70's-80's home that I intent to work on, but just need to know the process of moving it from whoever's name is on this home to my own name. HELP (aussiebay88@gmail.com)

Hi Tracer,

The person who put the mobile home on the property can provide you with the VIN number. But that does not seem like a possibility, right? I think you can go to your local motor vehicle office and check the title history of the mobile home. You may get some information about who the actual owner is and other related details about the mobile home. If the current owner (your boss) does not have a legal title to the home, he cannot sell or transfer it to you. However, since the home has been there on the property for a long time and none has ever claimed its ownership, he can get the title through adverse possession. But you need to consult an attorney to find out if any such option is available in your situation.

Hi Mark,

Who holds the property title at present? Who transferred the ownership to you? Does he/she hold the title to the property? In case he/she has the title in his/her name, you can ask him/her to transfer it to you through a quit claim deed. In case, the title is lost, you can contact the local office of the Department of Motor Vehicle and get a new title issued in your name.

savior, the vast majority of mobile homes are treated as personal property, and a quit claim deed isn't going to be the method of choice for the most part, when transferring title.

motor vehicle departments are the most likely source for information concerning a mobile home title.

Hi Fefe,

If you have lost the title to your mobile home, you should contact the local office of the Department of Motor Vehicles. They should be able to guide you as to what forms you need to fill out, what fees to pay, etc. to get a new title issued in your name.

I'm thinking about buying a handyman special mobile home, but the owner says they never had a title. So i was wondering if there was any way that we could apply for a new title, kinda like when you buy an old car with no title?? any help in this would be great.. $500 is all they want so it could go fast, I would like to take it if there is a way that I can have a title.

my parents both passed,and left older roycraft mobile home.the title was never found.checked dmv,said no title in either parents name.the only thing i can think of is they left it in the sellers name.it has a round plate on the side telling about the heating,pluming,and electrical.then a registration #.but dmv said thats not it.its a 63 or 64.its been here since then my parents bought it new.i have been her 30 years.i need the title to get help with a furnace.i am disabled.please help me.

Hi brenda,

Since you have been using this home as your primary residence, you do have certain rights to the property. In case of real estate properties, you can claim adverse possession rights to the property if you have been using it for a long time. I'm not sure if adverse possession rights apply to a mobile home. But you should be able to get the title to this property in your name, given the fact that you used this property for such a long time. Contact the DMV and ask them if you need to fill out any specific form to get the title in your name. Also, try and provide them with proof that you have been living here for about 30 years and have been making the property tax payments, etc.
