We are trying to buy a manufactured home set on a foundation in Idaho. The house was moved from a previous location to its current spot. It was built in 1995, but not set on the current property until 2001. it has city sewer, gas,water on 3.2 acres. We found a lender to give us the money, but are now being told that it has to meet FHA requirements, even though we are not getting a FHA loan. that means the house can only be moved from the manufacturer to the property. Can someone please tell me if this is correct for all loans. This is classified as real property. We would love to buy this home as a second home for us and a place for my father to live in full time.

Hi flyfisher,

It is true that your mobile home cannot qualify for a loan, if it has been installed or occupied at any other site or location in the past. To be specific, this is not exactly an FHA requirement. It is a HUD requirement. The HUD is the federal authority that looks after the housing related matters and proposes and implements rules and regulations regarding housing and home ownership.

All mobile homes need to conform to certain standards set by HUD in order to be eligible not just for FHA loans, but for all other types of financing. Thus, I believe the HUD rule about the change of site or location applies to all manufactured homes, irrespective of the type of financing the owner opts for.
